I dl'd the latest AE firmware update and got a disk image with a file called "AirPort Extreme Firmware 513.bin"

When I click on the file it opens the Airport Admin Utility but offers no clue as to what is supposed to happen next.

Anybody know how to install this firmware update??

Open up your Airport Admin utility. After it finds your basestation click on the "upload" icon. Find the firmware update (probably on the disk image on your desktop) and click OK.
