CD Track Split - encoding question

I recently received an out-of-print album burned on to a CD-R. The tracks on it are not split correctly however!

Two of the tracks on it are actually two songs, they should be split. Another track on the CD-R cuts late causing the very beginning of the following track to be at the end and the other track has the first few notes chopped off (if listened to individually, a problem).

I'd like to create an MP3 album from it, can anyone offer simple advise as to how to correctly split the tracks for encoding?
