How do you add metadata to mp4 files?

I notice that the mp4 videos you download from Apple's website have things like copyright dates and other info in the Get Info window of Quicktime Player. With MOV files, you can add these with the quicktime player. But the only way I know of to generate an MP4 file is to export it from quicktime, and this process does not seem to retain any metadata. So does anyone know how to create an mp4 video file with metadata?

edit:
ok, I tried (again) exporting a quicktime movie trailer to mp4, and it retained the first of 3 data items (copyright) from the original mov. Exporting again with passthrough seems to also retain only one metadata item, but at least if I change the content of the annotation the change is kept. Anyone know what I'm doing wrong?
