Fraise and Smultron give me errors when saving webpage documents

Most of the time, when I close the window after saving my code, I get three pop-up error messages in a row that say:
"An error occurred while saving."
or I'll get this message just once if I have other webpage documents open.
But in fact all the documents are saved properly.
Then when I want to quit the program and no document windows are open, I get a pop-up message that says:
"An error occurred while saving."
followed by a prompt asking me if I wanted to save changes anyways while quitting.
This has been going on for the past few months. I've tried updating to the latest version of Mac OS X 10.7.x. That didn't work. I've tried deleting the Smultron and Fraise preferences. That didn't work.
What's going on????

Or... do you folks have a recommendation for a (free) HTML editor?

Are you using the latest version of Smultron, specific for 10.7? I realize it isn't free, but Fraise appears to have been abandoned now that Smultron has been updated for Lion.

I held onto Taco HTML Edit 1.x for the very longest time, until that day when I backed up my system and deleted it. (Oops.) Apparently no one has it, and no I do not have the (not-free) latest version of Smultron.

Well.
Does anyone have a decent alternative to a free HTML editor that is like what Taco HTML Edit used to be?
