Quick question:
What is a ballpark price that I should charge for a photograph to be used by a major commercial real estate for their brochures on a new building going up?
Its not the cover, will be used inside.
Ballpark figures anyone?

Not quite sure but why don't you see what GettyImages charges. Try to look for the same image and what it is used for. Charge them like they (Getty) would charge a Rights-managed photograph.

One of the first things I would research is how often that photograph will be printed. If it's only a small business with only a minimal amount of brochures, I wouldn't charge them too much. You also need to take into account how that photo will be used. For example, you said brochures, but is it an entire page, 1/2 page, 1/4 page that the picture will be taking up? There are a lot of things to consider when selling an image to a company, no matter how large or small the company may be. If I remember correctly, Getty also takes those things into mind as well, when you are getting a quote on an image. For a company starting up, assuming that they are printing 5,000 or less copies, I wouldn't charge more than $600 for the use of the image. But do some research, ask some other professionals, do what you need to do so you don't undersell or oversell the image.

Will this be the only use of the photo, or will they want unlimited usage?
If you look at the prices of services like Getty or Veer, you will see that unlimited-use, royalty-free photos can be fairly low cost.
If they want unlimited-use, excusive rights to the photo, I'd say the $500-1,200 range is appropriate.

You're getting a lot of sound advice on this. I'll add my two pecos...
Shoot for $1,000 for one year unlimited use. After that time you renegotiate for an extension. The unlimited portion means they can use it any way they see fit -- brochure, web, ads, navel tattoos, etc. over a twelve month period. Give them an exclusive to it and position it as such.
